Corinthia and Carolina Partners have unveiled a hotel-and-residences development on Grace Bay, combining a 50-suite hotel with serviced villas, casitas and condominiums.
Grace Bay’s beachfront is set for another branded-residence development after Corinthia Group announced a partnership with Carolina Partners to build an ultra-luxury hotel and residential resort in Turks and Caicos. The plan places a 50-suite hotel alongside a collection of fully serviced homes on a prime stretch of the island’s coast.
The 23 September announcement describes a development rather than a completed property, and construction is currently expected to begin in 2027. For buyers considering a Caribbean second home, that distinction matters: design plans and hospitality services are not yet an operating resort or a completed residence ready for occupation.
Hotel services beside private homes
The residential mix is planned to include beachfront villas, casitas and condominiums, with the hotel managed by Corinthia. Owners would have access to the hospitality environment planned for the development, while details of individual purchase terms and ongoing service charges must be obtained from the developer.
Corinthia Real Estate Ventures is leading the project for the group, working with Carolina Partners. The partners describe the beachfront parcel as a rare remaining opportunity on Grace Bay, an area already known for its shallow turquoise water and premium resort addresses.
Life arranged around the shoreline
The published plans include a spa and wellness centre, several swimming pools, a beach club, restaurants, retail and padel courts. The architecture is intended to respond to the Caicos Banks, with natural ventilation and indoor-outdoor living among the guiding ideas.
Those are proposed amenities, not an indication that bookings or residential access have started. As the design and construction process moves forward, confirmed specifications will be more useful to purchasers than early visualisations alone.
A Caribbean address for longer stays
The combination of a relatively small hotel and serviced residences may appeal to travellers who want the privacy of a home with some of the practical support of a hotel. That can be relevant to yacht owners dividing a season between cruising and a fixed coastal base.
Corinthia’s announcement does not specify a new superyacht berth or marina as part of the development. Any yacht itinerary would therefore need separately confirmed berthing and local transport arrangements.
What buyers should watch
Construction is targeted to begin in 2027, with further design, pricing and completion details to follow. The developer has not established a finished handover date in its announcement.
The project adds a new branded option to Grace Bay’s luxury-property pipeline. As ever with an off-plan residence, the legal structure, delivery milestones and hospitality commitments should be checked against the formal purchase documentation.
