Nakheel Unveils 44 Beachfront Villas on Palm Jebel Ali

Nakheel has unveiled a limited collection of 44 beachfront villas on Frond F at Palm Jebel Ali, adding a new group of five-, six- and seven-bedroom residences with direct beach access. The release introduces 10 architectural designs developed by NAGA Architects, SAOTA, LW Design Group and LOCI Architecture.

Two collections define the scale

The new villas are divided between the Beach Collection and Coral Collection, giving buyers different scales of waterfront living within the same frond. Nakheel says Beach Collection homes span approximately 7,500 to 8,500 square feet, while Coral Collection villas extend from roughly 11,500 to 12,500 square feet.

That scale is matched by the setting, with each residence positioned for direct access to the beach rather than simply a distant waterfront outlook. The launch therefore treats the shoreline as part of the architecture and daily use of the property.

Four design studios shape Frond F

Ten distinct designs give the release more variety than a single repeated villa type. By bringing together NAGA Architects, SAOTA, LW Design Group and LOCI Architecture, Nakheel is using several established design practices to shape the character of Frond F.

The result is intended to create visual variation along the shoreline while maintaining the broader identity of Palm Jebel Ali. Buyers can therefore choose between different architectural expressions without leaving the same beachfront setting.

Waterfront access drives the masterplan

Palm Jebel Ali is planned around 120 kilometres of coastline, including 90 kilometres of beachfront. Those figures place waterfront access at the centre of the development rather than treating it as an amenity available to only a small number of residences.

Nakheel says construction and infrastructure works are continuing across the island, including an AED 13 billion infrastructure programme. The developer has also previously released 544 villas in its first phase and another 728 villas in a subsequent phase.

First phased handovers approach

First phased handovers on the fronds are scheduled to begin in late 2026 and continue through 2027. That timetable means the new Frond F release is entering the market as the wider island moves from large-scale development toward its first residential completions.
