Waldorf Astoria Plans a 348-Suite Oceanfront Debut in Miami Beach

Waldorf Astoria is preparing to enter Miami Beach through the transformation of an existing oceanfront hotel on Collins Avenue. Hilton and owner Reuben Brothers plan to reposition the property as a 348-suite Waldorf Astoria resort, with a winter 2027 relaunch following a substantial renovation.

An existing hotel becomes a new flagship

The project will not begin from an empty site. Instead, Reuben Brothers will renovate and reposition an established oceanfront property, allowing the new hotel to inherit a prime Collins Avenue location while rebuilding the guest experience around Waldorf Astoria standards.

Adaptive transformations of this kind can be more complex than new construction because architecture, services and circulation must be reworked within an existing structure. The advantage is speed, location and the opportunity to preserve parts of a building that already belong to the city’s hotel landscape.

All 348 rooms will be suites

The planned resort will contain 348 refreshed suites with ocean views and balconies. Making suites the standard changes the character of the property, pushing it toward longer stays, greater privacy and more residential living space than guests might expect from a conventional beachfront hotel.

The arrival sequence will also be redesigned around Peacock Alley, one of Waldorf Astoria’s signature social spaces. That familiar brand element will sit alongside a new food and beverage programme intended to give the hotel its own Miami identity rather than simply replicate another Waldorf property.

Spa, pools and outdoor life are central

The renovation includes a newly curated spa and wellness experience, enhanced pool-deck amenities and private cabanas. Those features are critical in Miami Beach, where the quality of outdoor space can define a resort as strongly as room design or restaurant reputation.

Revitalised event spaces will add another layer, allowing the property to compete for celebrations and private gatherings as well as leisure stays. The combination of suites, wellness and events suggests a hotel designed to operate as a broad luxury resort rather than a narrowly focused beach property.

Miami remains a magnet for luxury brands

Waldorf Astoria Miami Beach will join a market already crowded with major international hotel names, independent luxury properties and private residential projects. That competition raises expectations but also reflects the continuing strength of demand for high-end hospitality along the city’s oceanfront.

For Hilton, the project extends Waldorf Astoria’s Florida presence while complementing a separate future property planned for downtown Miami. For guests, the result should be a more residential interpretation of the brand, shaped by balconies, ocean views and the social rhythm of Miami Beach.
