ACI Marina Opatija revealed more than 20 waterfront design concepts in Monaco, with Jasper Architects selected in the professional studio competition.

Monaco presentation puts Ičići marina on the design agenda

ACI has brought the future of its Opatija marina into an international discussion about waterfront design, presenting redevelopment ideas during the sixth Monaco Smart & Sustainable Marina Rendezvous at Yacht Club de Monaco. The Croatian operator says more than 20 architectural proposals were submitted to a competition examining how the marina at Ičići could evolve while preserving its local character and nautical function.

The meeting drew representatives of marinas, architecture practices, development businesses and investment groups from 30 countries. ACI presented four approaches to the site and reported that five concepts had reached the competition shortlist; these are design proposals, not evidence that construction has been approved or commissioned.

Jasper Architects takes the professional-studio award

An international jury selected the submission from Jasper Architects as the winner in the professional architecture-studio category. ACI says jurors placed particular weight on how the architecture related to its surroundings, the functional organisation of the proposal and the quality of its execution as a design concept.

Jasper Architects has offices in Berlin, Buenos Aires, New York and Asunción, giving the exercise an international perspective on a very specific stretch of Croatia's northern Adriatic shore. David Sopta, a member of ACI's management board, presented the award, but ACI has not announced a construction contract, a final investment figure or a schedule for implementation.

A marina needs more than attractive new buildings

Among the proposals were multifunctional facilities combining restaurants, retail and wellness provision with possible educational uses. Ideas such as a sailing school and a marine-biodiversity centre would broaden the marina's role beyond mooring, making it a place for visiting families, crew members and local residents as well as yacht owners.

Any eventual masterplan would have to reconcile those public-facing functions with the operational requirements of a working marina. Secure access, crew logistics, waste collection, deliveries and pedestrian movement cannot all be solved by architectural appearance; their detailed relationships determine how comfortable and practical the site would be during a busy cruising season.

The existing berthing limit matters for superyachts

ACI's current official marina directory identifies Opatija as an all-year facility with 283 wet berths and 35 dry berths. Its published maximum is 40 metres for a daily berth and 35 metres for an annual berth, figures which should not be interpreted as approval for much larger yachts merely because new development concepts have been exhibited.

For a 30-to-40-metre owner or captain, the attraction is the marina's sheltered location at Ičići, close to Opatija and the Kvarner cruising area. Booking suitability still depends on individual beam, draught, shore-power needs and berth availability. A future redesign could affect circulation and service space, but the competition announcement does not claim any increase in yacht-size capacity.

Technology and environmental planning join the discussion

The Monaco programme addressed artificial intelligence, cyber security and vessel electrification alongside coastal-development questions. Those themes have direct operational relevance to marina operators, particularly as yachts add more electrical systems, high-bandwidth communications and complex shore connections. The challenge is to distinguish equipment that is ready for deployment from design ambitions that need testing and maintenance budgets.

ACI describes its design brief as one in which new facilities should preserve the identity of the marina and respect the surrounding environment. Proposals referring to biodiversity and educational activities could improve public understanding of the coastline, but their ecological benefits would depend on concrete plans, measurements and management practices rather than visualisations alone.

What ACI and Monaco's yacht community gain

For ACI, presenting the competition at Yacht Club de Monaco created access to a network of yacht owners, investors, designers and waterfront operators. The Croatian company also reported conversations about potential future cooperation with the club, an institution whose international membership gives the Opatija idea a wider audience than a purely domestic design exercise.

The meeting fits into a broader period of long-term planning for Croatia's marinas. ACI has separately reported government decisions extending its marina-concession framework to 2058, giving the operator a longer horizon for considering improvements; an extended concession does not itself authorise any individual building, dredging programme or berth expansion.

The next decisions are still to come

Before a design concept can become a functioning marina redevelopment, the operator would need to decide which elements suit the site, test them against local planning and environmental requirements, consult affected users and develop reliable cost and operating estimates. The competition result provides professional feedback rather than an approved package of engineering drawings.

For superyacht captains planning to visit Opatija now, the relevant facts remain the marina's existing capacity, entry conditions and up-to-date berth arrangements. For architects and marina operators watching the longer-term project, the significant development is that alternative visions have been presented internationally, and that ACI has not yet represented any one of them as a final construction commitment.
