D-Marin Appointed to Shape 204-Berth BAYN Marina in the UAE

A new marina forms part of a large coastal development

D-Marin has been appointed marina consultant for BAYN, ORA Developers' coastal community at Ghantoot between Abu Dhabi and Dubai. The planned marina will contain 204 berths and sit within a 4.8-million-square-metre development with residential, hospitality, retail and leisure components.

The appointment is a consultancy role rather than confirmation that D-Marin will ultimately operate the marina. Design, delivery and long-term management responsibilities can change as a major waterfront project moves through its development phases.

Market analysis comes before final marina design

D-Marin's brief includes market analysis, feasibility work and an assessment of the UAE's existing marina landscape. The team will also examine yacht ownership, charter activity, customer demand, tourism patterns and seasonal use as inputs to the facility's design.

That approach matters because berth mix and support infrastructure should reflect the vessels expected to use the marina rather than a generic capacity target. Large-yacht requirements can materially change power, access, depth and service planning.

Ghantoot adds another point on the UAE coast

BAYN is planned along a natural lagoon and 1.2 kilometres of beachfront between the country's two largest yachting markets. ORA says more than half of the land is intended for open space and greenery, with a resort and other amenities forming part of the wider masterplan.

For visiting superyachts, the marina's eventual relevance will depend on channel dimensions, berth sizes, shore power, clearance procedures and service capability. Those final operational specifications have not yet been announced in the source.

D-Marin brings regional operating experience

The company already operates five UAE marinas, including Marsa Al Arab, Marasi Bay and Port De La Mer. Its regional experience gives the project team current operating data from owners and captains rather than relying entirely on theoretical demand forecasts.
